Stoke City's bet365 Stadium

Stoke City might be languishing near the bottom of the Premier League but if you're a homeowner near the bet365 Stadium you'll still have a big smile on your face.

New figures show that houses near to the Potters' ground rose in value by 22 per cent in the past 12 months.

And that means City are top of the table, handily beating Tottenham who saw a 12 per cent increase in the prices of homes around White Hart Lane.

Stoke's property bonanza has no doubt been helped by the ongoing development of Trentham Manor, 123 new homes being built along Stanley Matthews Way.

Overall, the price of property located near major football stadiums jumped 8.7 per cent - from £284,970 to £309,870 - compared to this time last year, the equivalent of a £480 per week increase. The UK national average property price is £216,750.

The study from estate agent Purplebricks showed prices of homes near a Premier League stadium fell for just one club - Liverpool. House prices around Anfield fell by more than six per cent.

A comparison over the last 15 years using Land Registry figures shows the price of property near major sporting venues has gone up two-and-a-half fold and risen by ten per cent more than the national average over the same period.

Michael Bruce, CEO, Purplebricks said: "Football stadiums generally used to be in run-down areas of a city, often cramped between back streets, whereas most are now sited in areas which have undergone major redevelopment and boast new transport links, attractive new amenities, shops and bars. This has been reflected in house prices, which are consistently higher than those in neighbouring locations.

"Our data proves that living near to your favourite club makes good financial sense – and it's also handy for home games, too."
